I want to thank you for placing your confidence in me to sell your home. Below are some first steps that need to be taken before we list your home and start showing it to potential buyers!

 De-personalize the House

The reason you want to "de-personalize" your home is because you want buyers to view it as their potential home. When a potential homebuyer sees your family photos hanging on the wall, it puts your own brand on the home and momentarily shatters their illusions about owning the house. Therefore, put away family photos, sports trophies, collectible items, knick-knacks, and souvenirs. Put them in a box. Rent a storage area for a few months and put the box in the storage unit.


Do not just put the box in the attic, basement, garage or a closet. Part of preparing a house for sale is to remove "clutter," and that is the next step in preparing your house for sale.

 What Improvements should be made?

Improvements should be made so that the property shows well, is consistent with the neighborhood and does not involve capital investments, the cost of which cannot be recovered from the sale. Furthermore, improvements should reflect community preferences.

Cosmetic improvements - paint, wallpaper and landscaping - help a home "show" better and often are good investments. Mechanical repairs - to ensure that all systems and appliances are in good working condition - are required to get a top price.

 Professional Photos

Once the house is prepared and necessary improvements completed we should take professional photos that will accompany the listing. John Ryan with Home Images is a trusted vendor for me. You can of course use any photographer of your choice, but my past work with John has been exceptional. 

 Pricing

If we overprice the house, fewer agents will preview your home. After all, they are Realtors, and it is their job to know local market conditions and home values. If your house is dramatically above market, why waste time? Their time is better spent previewing homes that are priced realistically.


Later, if you drop your price, your house is "old news." You will never be able to recapture that flurry of initial activity you would have had with a realistic price. Your house could take longer to sell.

 Recommended Price

Based on a comparative market analysis I believe the correct listing price is $529,000. If we can agree on this price, I can guarantee your home will be sold within 30 days or I will buy it myself!
